Business parks around Santa Cruz
Santa Cruz’s business parks are smaller than Silicon Valley’s, but they work the same way. On the city’s north side, office, technology and light industrial buildings share a single business district, and over the hill in Scotts Valley, larger office buildings sit in technology parks off the highway.
A park puts several buildings, many tenants and one property manager on the same campus. Cleaning it well means keeping the shared spaces consistent while each tenant keeps its own schedule. Single-company offices are covered on our office cleaning page; a park needs its own plan.
Lobbies, stairs and common restrooms
Each building’s lobby gets its entry glass, directory board, elevator doors and stair rails cleaned, its seating wiped and its floor finished to suit the surface. Common restrooms are cleaned, disinfected and restocked to one standard across the park, so a visitor walking from one building to the next sees the same care.
Every suite on its own calendar
Tenant needs vary. A design studio, an engineering firm and a nonprofit’s administrative office might share one building and want three different schedules. Each tenant suite has its own task list and nights in the park schedule, and the property manager sees every suite’s schedule in one place.
Carpeted suites get periodic carpet cleaning, and a suite left empty by a departing tenant is cleaned so it shows well to the next one.
Garages, mailrooms and connecting halls
Parking areas, bike rooms and mailrooms belong to every tenant and to none of them. Crews sweep stair landings, wipe the handrails and elevator buttons in parking structures, clean the bike room floor and tidy the mail and package room, where boxes and flyers pile up. Shared hallways that connect suites are vacuumed and their glass sidelights wiped.
When the park hosts a tenant lunch or a community gathering in the courtyard, crews clean before and after it, and our event cleaning can add porters for the day itself.
Amenities and shared rooms
Fitness rooms, cafés, shared kitchens and conference rooms are what tenants use most outside their suites. Fitness equipment and mats are wiped and disinfected, locker rooms cleaned and floors finished. Café tables and counters are cleaned after the lunch rush and again at night. Conference rooms are reset after each booking, and break rooms follow our kitchen and breakroom cleaning. A full-size gym is covered by our gym and fitness center cleaning.
Entries, mats and outdoor areas
Outside touchpoints shape a tenant’s morning. Crews clean entry doors and push bars, vacuum and rotate walk-off mats, wipe picnic tables and benches in break areas, and empty courtyard bins and smokers’ urns. Damp coastal mornings and wooded sites track in leaves and grit, so entries and vestibules get extra attention.
Day porters and mixed-use units
Day porters move between buildings on a route the property manager sets, checking restrooms, lobbies and break areas through the business day. They also answer calls from tenants for a spill in a hallway or an empty dispenser, and log each call so the manager can see where the park needs more attention.
Light industrial units in a mixed park often have a front office and a shop floor behind it. The office side follows the suite plan, while warehouse aisles and shop floors can be added through our industrial and warehouse cleaning.
One plan, one report
The property manager works from one plan that lists every building, common area and tenant suite, and gets one report organized by building after supervisors do their quality inspections. Problems such as a leaking faucet or a broken door closer are noted so maintenance can act early.
Santa Cruz Janitorial carries insurance and workers’ compensation, crews are background-checked, and the property file gets a certificate of insurance. Pricing follows the number of buildings, common areas, restrooms, tenant suites, porter hours and outdoor tasks, and starts with a walkthrough of the park.
A few useful answers
Common questions.
Can several buildings share one cleaning plan?
Yes. One plan covers each building’s common areas and every tenant suite, each with its own schedule.
Can a tenant add extra cleaning for its suite?
Yes. Tenants request added visits or tasks through the property manager, and the rest of the plan stays as it is.
What does the property manager get after inspections?
A report organized by building, listing what was checked, what was found and any maintenance issues crews spotted.
Do day porters work across the whole park?
Yes. Porters follow a set route between buildings through the business day.
